Tenant shall extend said term only by written permission of the landlord, or be charged an extra day's rent for checkout after noon on above referenced departure date. A security deposit is required and is due at the time of booking. Note: The security deposit is not considered part of the rental payment.  Deposit will be forfeited in the event of parties being held at the house without the prior written consent of the landlord. Any damages or missing items will be deducted from the deposit. Tenant authorizes the landlord to charge the tenant's credit card for any damages to the property that exceed the security deposit. FULL PAYMENT IS DUE BY 30 days prior to arrival, or upon booking, whichever is later. If cancelled after that date, payments received are refunded based on the number or nights rebooked. Kids:  Ages 0-11 are half price ($12.50/night). No pets, tents or parties are allowed.  No smoking on the property. Note: Until confirmed, rates are subject to change without notice.
